Dwarka Expressway Projects - Sector 109

As in previous post once we reach the left turning point on Bajghera road we will have to traverse through village road to reach projects like Shobha, Chintel Paradiso and Brisk Lumbini.

After travelling around 2 km on this road we finally reached Brisk Lumbini site.This project is being constructed by Ahluwalia Contractors , which is one of the reputed construction firms.There was some progress on the site. The project board states that construction started on 6th June 2011 in this project.This is also one of the projects from a small builder , where builder has started work as compared to some in the area who are only selling for more than a year now.

As of now we can only see work happening on ground floor in most of the towers but enough labourers are there on the site. A sample apartment is also ready at the site office for the visitors.In this sector most of the land seems to be of chintels who partnered with Shoba and ATS as well.In fact shobha project shares it's boundaries with Chintel Paradiso and Brisk Lumbini.

 In Shobha Internation City Project there is only boundary wall with the help of sheets and as such no work is going on in this project as of now. There is no site office and this location is also around 3 km from bajghera chowk.

Work is going on in Chintel Paradiso as well , you can see lots of construction workers moving around the site and construction till 2nd floor in one of the towers.This project is given to Bhayana Builders.

Raheja Atharva 

Just opposite to Chintel Paradiso is Raheja builders Atharva Project, this project is in advanced stage of construction and we can see many towers standing.Shapoorji Pallonji Group is constructing this site, they are one of the best construction firms in India and middle east.

ATS KOCOON


ATS is noida based builder which has came up with project in gurgaon, they have started with project in collaboration with chintels.The project site is near to all these projects but as of now there is no work on the ground. Only a security gaurd was present at the site. There is no site office of ATS.

In my last two posts we have covered few of Dwarka Express Projects which is also known as Northern Periphery Road (NPR). All these projects have got great potential but as of now no one is sure when as there are land disputes surrounding NPR.Once NPR becomes functional all these sectors will be a stone's throw away from delhi.

Dwarka Expressway Projects - Introduction

Today I visited few of the projects on Dwarka Expressway and would like to share few of the pictures and position of the projects on the ground.All these projects are close to Palam Vihar, New Palam Vihar and Dwarka areas. I started from Palam Vihar. The first thing we see is Palam Vypar Kendra Market

Once we cross palam vypar kendra market we can see a small road going towards Bajghera village where all these projects will start.

Once we enter this road this will take us to the railway crossing , once we cross this we will move into New Palam Vihar colony from Palam Vihar. New Palam Vihar is more of unauthorized nature which is under approval lately. There are many issues relating to New Palam Vihar with Dwarka Expressway where people residing in the area moved to court again HUDA for developing this expressway , which will destroy many homes in the area.

Traffic at halt at railway crossing,as of now this a major bottleneck in reaching to this area.After we cross this hurdle we will be in bajghera villlage.

Mahindra Aura 

The first project we will see on this road will be Mahindra Aura.Construction is going on in full pace in this project and this is one of the best project in terms on delivery in this area. They have already sold out four phases of the project.I visited the project but security person told me that because of construction activities sites visits are prohibited as of now. I visited the back side of the project and found that a drain is there just adjacent to the project, which is not good sign.This project is in Sector 110.

After this I headed for Brisk Lumbini Project which is around 3KM from this place. Overall Mahinda Aura is excellent project. They have launched this project in Dec 2009 around 2400 psf while the phase 4 sold for 4350 psf.

After going straight on Bajghera Road we will have to take a left turn to reach sec 109 of gurgaon where we have projects from Chintel,Shobha,Brisk and Raheja.

Gurgaon Manesar Master Plan 2025

Today I am going to cover Gurgaon Manesar Master Plan 2025.Gurgaon has got 115 Sectors which includes the new sectors created around Northern Periphery Road (NPR) or  Dwarka Expressway as well as Southern Periphery Road ( SPR). I will give a brief description of the areas in various sectors.

Sector 1 to 56 These sectors are old sectors and primarily got projects from HUDA and group housing societies.Part of these sectors are in old gurgaon like Sec 14 ,15,17 etc while some of the sectors are on the other side Sec 43,44,56 etc.

Sector 57- 80 These are new sectors carved around Southern Periphery Road ( SPR). These sectors are closest to the developed sectors and lots of high end projects from IREO, M3M are launched in these sectors in last 2 years.There are new additions to sectors like Sector 63A and Sector 67A in this area.

Sector  81- 98 These sectors are close to NH8 and Industrial Model Township ( IMT) Manesar.These are also new sectors and lost of new projects are coming in these sectors as well.Although Infrastructure is missing in these sectors but still there is good demand of houses in these sectors as well.

Sector 99 to 115 These are the sectors along the  Northern Periphery Road , although this expressway is still not developed but lots of builders have launched projects in these sectors including some ultra premium projects like from QVC and Shoba Developers, Indiabulls.

Group Buying in Real Estate Sector – A new concept


In recent times we have seen there is spurt in group buying websites like snapdeal.com and mydala.com but all these websites are doing small  ticket deals mainly in F&B section. A few of them are doing the same for real estate as well and prominent among them are http://groffr.com and http://dealmela.in/  while others are Discountedflats.com and Grouphomebuyers.com shilpa shetty is the brand ambassador for this one.
Particularly I find groffr best and if we email them they respond in fair amount of time. They have recently raised funding from IAN (India Angel Network) , they focuss on high value planned purchases like real estate, automobiles, LCDs. I think this is win win situation for all the buyers as they will be able to get better prices. Today major issues with builders don’t get resolved as individuals can’t fight builders but when you are in a group you are in better position to take care of such situations.

Himachal Pradesh invites industrial investments for new estate

SHIMLA: Himachal Pradesh has invited investments in the newly-developed industrial estate near Baddi in Solan district, an official said here Sunday.

The industrial estate developed at Davni in Solan district under the Baddi-Barotiwala-Nalagarh industrial area is ready for investment, a spokesperson for the industry department said in a statement.

The estate is spread over an area of 612 'bighas' (one bigha is 0.4 hectare).

The official said an information technology park is being developed in 64.73 acres near Waknaghat on the Chandigarh-Shimla national highway 22 with an outlay of Rs.500 crore.

Official data showS that the present Bharatiya Janata Party government has attracted an investment of Rs.17,253 crore in the past four years by giving approval to set up 4,857 industrial units.

Under the laws of Himachal Pradesh, only permanent residents can buy land in the state. Others, who want to purchase the land for non-agricultural purposes, have to seek relaxation from the government under the Himachal Pradesh Tenancy and Land Reforms Act.
